The Park 108 Residences are a new community by Toll Brothers featuring 33 modern condominium residences in an existing 1930s historic Oakhurst building with oversized windows, lofted ceilings, and wide-plank hardwood flooring. These new residences are in the City of Decatur school district and located across the street from the East Lake MARTA station.

Three of the Park 108 residences are for sale through the Decatur Land Trust. One residence is an efficiency (studio) layout, and two residences are one-bedroom units. Income restrictions will apply, and buyers must meet lending requirements.

Find Your New Home in Four Easy Steps

1. Ensure you’re at or below the maximum household income.
Home purchase is available to qualified households making a maximum of 120% Area Median Income as follows (see here for information on how to determine your household size):

2. Attend an online home purchase information session.
Participating future homebuyers and community members will learn how the Decatur Land Trust is creating permanently affordable homes in Decatur using the community land trust model, including:

  • What is a community land trust and how does land trust ownership differ from traditional home ownership?
  • How do community land trusts assist non-traditional, workforce, or middle-income buyers?
  • What are my current opportunities to buy an affordable home in the city of Decatur through the Decatur Land Trust?
  • How can I move forward to be considered for an opportunity to buy an affordable home through the Decatur Land Trust?
  • Who is the preferred lender and how can I work with them?

3. Fill out an application
Click through to the online application form if you can answer these three questions:

  • Is your household income at or below the levels indicated in #1?
  • Have you attended a DLT Information Session?

4. Visit and tour available homes.
Upon completion of steps 1-3, a DLT representative will connect you with staff at Park 108 to schedule a time for viewing.

Down Payment Assistance
Ability to cover the required down payment should never present an obstacle for potential buyers. Down payment assistance is available through a variety of sources, including: The Atlanta Neighborhood Development Partnership; Decide Dekalb; and the Decatur Land Trust.

Resale
In order to maintain affordability in perpetuity, financial appreciation realized by Land Trust homeowners over time is limited. A formula is used to determine applicable value at the time of resale which permits homeowners to realize 25% of the appreciated value of the home.

Accessibility
The Park 108 building is elevator-served and all units are accessible and visitable. ADA-related modifications within the units are not included.
